i What this calculator does

Calculates the transfer duty SARS charges on a South African property purchase using the 2026/27 sliding scale: nothing on the first R1,210,000, then 3%, 6%, 8%, 11% and 13% on successive bands. It shows the bracket, the effective rate and the cash you must have ready, because transfer duty is paid before registration and cannot be added to the bond.

It also handles the most common exception. When the seller is a VAT vendor, typically a developer selling a new unit, 15% VAT is included in the price and no transfer duty is payable at all. Buyers comparing a new development with a resale at the same price are comparing a VAT-inclusive number with one that still needs duty added.

Or the fair market value if higher.

Transfer duty only, from the 2026/27 SARS table. Bond registration costs, conveyancing fees, deeds office fees and rates clearance are charged separately. When the seller is a VAT vendor, VAT replaces transfer duty. Not legal or tax advice.

Frequently asked questions

Who pays transfer duty in South Africa?

The buyer, to SARS, through the conveyancing attorney, before the Deeds Office registers the transfer. It must be paid within six months of the date of acquisition or interest and penalties apply.

What is the transfer duty threshold for 2026/27?

R1,210,000. Properties bought for that amount or less attract no transfer duty; above it the sliding scale starts at 3% on the portion above the threshold.

Can I add transfer duty to my bond?

Not normally. Banks finance the property, not the costs. Some offer a slightly larger bond for strong profiles, but you should budget to pay duty, conveyancing and bond registration in cash.

Why is there no transfer duty on a new development?

Because the seller is a VAT vendor and the sale is a VAT supply. 15% VAT is included in the advertised price and transfer duty does not apply. Compare prices on that basis.

Do companies and trusts pay a different rate?

No. Since 2016 the same sliding scale applies to natural persons, companies and trusts.

Is transfer duty payable on the sale of shares in a property company?

Transfer duty applies to the acquisition of residential property through shares or trust interests as well, to prevent avoidance. Securities transfer tax may also arise; a conveyancer or tax adviser should check the specific structure.
